The proposed project would require a Combined Development Permit consisting of:
- 1. Coastal Administrative Permit and Design Approval to allow construction of a 4,208 sf two-story residence w ith attached 900 sf garage, first floor terrace, second floor terrace, and covered porch;
- 2. Coastal Development Permit to allow development on slopes in excess of 30%;
- 3. Coastal Development Permit to allow removal of 18 trees (Monterey pine); and
- 4. Coastal Development Permit to allow development within 100 feet of environmentally sensitive habitat area.
